A year and a half ago we told him that the plaster work in the box room was in need of repair - we'd redecorated and realised that under the lining paper the plaster was crumbly in places and behind the boiler it had come away from the wall completely leaving bare brick exposed.

Once we realised I was pregnant and we needed that little room as a nursery, we insisted that he get it sorted out. After many (many) weeks of saying he'd get someone in to do a quote, and a couple of weeks of faffing around stripping off the old lining paper and 'looking' at the plaster, he has finally admitted that he's broke at the moment and can't afford to get anyone in to look at it.

His suggestion is that he uses cement to repoint the bricks behind the boiler, sands down the plaster to a more solid layer, uses filler on the cracks and then papers over the whole lot.

Now, if I were broke and it were my house I was sodding about with, I would probably do the same. HOWEVER. I can honestly say I would never be stupid, thoughtless and generally enough of an arsehole to leave paying tenants high and dry or risk their welfare without ensuring I could cover any necessary repairs/maintenance. What he's actually done, effectively, is start his own business using our rent money and left nothing in reserve, so if anything now goes wrong with the house, we're basically buggered.

I'm now dreading asking him if he actually did take out the boiler maintenance contract that he said he'd taken out last winter because if he didn't, we're going to have to pay to get the sodding boiler serviced before turning the room it's in into the baby's room.

Sorry about the rant but it's the only alternative to beating him repeatedly with a shovel...
